Below are some basic tips that are simple, cost effective ways to improve the chances of selling your property.

Early Spring Clean

Houses should be thoroughly cleaned and de-cluttered. Anything that detracts from a potential sale needs to be removed.  The trick is to make the property look comfortable without having too many personal things.  Less is more when selling your property.

If you have carpets that need to be cleaned then get them done before you put the property on the market.  It can make the world of difference to a room.

Create Street Appeal

Remember the outside of the house is the first thing that a potential buyer will see so it is important that the gardens are mowed and tidied and the facade of the house is looking its best.

Make the Necessary Repairs

It is a good idea to fix all the minor issues that need to be repaired.  Leaky taps, evidence of moisture, cracked windows etc should be fixed.  Potential buyers do not want to put their hands in their pocket for further expense.

Odour Removal

Make sure your house smells nice.  If you are a smoker or have pets then make sure the property is aired out and smells fresh.  Pets should be removed during the open houses and marketing campaign.

Prepare for Open Houses

Make sure you have cleaned and tidied your property for open homes.  The property should be opened up to allow light in and aired out.  A bunch of fresh flowers or pot of coffee brewing for the smell can also evoke a pleasant experience.

Be realistic with price

Obviously every vendor wants to get maximum value for their property.  Look at the sales of comparable properties in the area to get an idea of price.  Discuss these with your agent. Value is what the market is willing to pay not how much money you have spent on the property or how much you need to buy your next home.

Remember when choosing your agent investigate your options but look for an agent that knows the market, presents a clear, cohesive marketing and sales campaign and who you communicate well with.  Remember it is your property so sell with the agent that is going to do the right thing by you.
