Tenant Information

Calliope Real Estate is here to assist tenants in finding a home.  Our professional and experienced staff take the stress out of the process.

 Office Hours

 Calliope Real Estate is open from 8.30am – 5.00pm Monday to Friday and 8.30am to midday on Saturdays.

 Finding a Rental

 Available rentals will be advertised on our website.  If you are looking for a rental and are unable to find what you are looking for then you can register your details with our office or, alternatively subscribe to our Property Alerts to receive regular updates.

 Applying for a Rental

 Once you have found a rental you are interested in then you must make formal application by completing an Application for Tenancy Form which can be obtained from our office.  This application must be accompanied by 100 points of identification.

 Securing your Rental

 Once your application has been processed and a final decision is made by the Landlord then you will be notified of your success.  If successful, a Tenancy Agreement will then be drawn up and all parties will be required to sign the agreement.  You will also be required to pay 4 weeks rent as bond plus 2 weeks rent in advance.

 Once the bond and rent is paid and at the commencement of the lease term you will be provided with keys for the property.

 Electricity and Telephone

 It is your responsibility to have all services at the property placed in your name and to arrange a final meter reading prior to vacating. Contact numbers for these services are:

Obviously maintenance on the property you reside in is important and needs to be attended to in a timely manner.  Please find attached a copy of the Request for Maintenance form which can be downloaded here and emailed, faxed or hand delivered back to us.

 Payment of Rent

Rent must be paid in advance as per the Tenancy Agreements.  Rents can be paid by Direct Deposit or in person at our office via cash or EFTPOS.


 Should you wish to vacate the property you are currently renting then you need to complete the RTA Form 13 Notice of Intention to Leave.  This notice is to be completed and provided to our office via email, fax or hand within the required timeframes.

 The property is then to be cleaned and left in accordance with the Entry Condition Report that was completed on your entry to the property.  A list of cleaning requirements can be downloaded here.
